Why stay at our villa rather than a hotel?

Our Villa has all the amenities you need on vacation, is furnished with exquisite modern furniture and has Digital cableTV package, TV, DVD, CD Player, telephone with free local calls, a superb pool and spa, which your family can enjoy in privacy, peace and comfort and a 'home from home' feel. The villa is within a ten to 15 minute drive of Disney and very close to many shops, supermarkets, restaurants, golf courses, and many other Central Florida attractions.

What is the maximum number of people allowed in the villa?

The villa sleeps 8 people comfortably in the 4 spacious bedrooms. It can accommodate up to 10 people using the leather sofa bed in the family room. The rental is for the property, not per person. It is ideal for two families to share. The two master rooms have en-suite and dressing area facilities, one with a king-size bed and the other has a queen bed. The remaining two bedrooms are twin rooms which share a further bathroom. The living accommodation is also very spacious with a large family room, dining room, a fully equipped central kitchen and a breakfast nook.

Where is the Villa located?

Our Villa is in a perfect location, in a quiet residential community on Highway 27, south west of Orlando and only 15 minutes from Disney's main gate. Orlando Int'l airport is only 45 minutes away. The Highway 192 boasts plenty of shops and restaurants and is less than 5 minutes drive.

How far away are the main attractions?

The villa is only 6 miles (15 minutes) from Walt Disney World, one of the closest residential communities to the theme parks. Sea World and Universal Attractions are about 25 minutes away. About an hour to the East you will find the Kennedy Space Centre and the wonderful Atlantic beaches of Cocoa and Daytona. Head west and within an hour easy drive you can visit Busch Gardens Tampa.

Are there stores nearby?

The villa is minutes from Wal-Mart, a 24 hour superstore and Publix. The Premium Outlet Mall is only 10 minutes away with many designer label stores (including: Nike, Timberland, Adidas, Versace, Armani etc.). In addition there is a wide variety of stores on Highway 192 and The Florida Mall is a well worthwhile 25 minute trip.

Are there any Restaurants nearby?

There are many local restaurants within the vicinity and on Highway 192 including: Outback Steakhouse, McDonalds, Ponderosa Buffet, Chic Filet, Taco Bell, Red Lobster, TGI's, Denny's as well as Chinese, Italian and Spanish offering home delivery.

Are smoking or pets allowed?

For the comfort and safety of all guests, smoking is strictly prohibited within the villa, which is fitted with smoke detectors which are linked to a security company. Our smoking policy extends to the sun deck and pool area. No pets are allowed.

What is the pool deck like?

Outside there is a screened sun deck, swimming pool and spa. It has comfortable loungers, table and chairs, it's the perfect place to watch your children play in the pool while you read a book or relax at the end the day. The pool deck has a safety screen fitted to prevent young children venturing out to the pool un-detected.

Is the pool heated?

The pool can be heated (by agreement) at an additional cost as indicated on the booking form. We would recommend pool heat from October through to April. The pool is heated to the maximum temperature allowed under Florida law.

What services are provided?

How do we book?

Firstly, read the terms and conditions, check the availability calendar. Complete the on-line booking form – which is simple and easy to follow, or make your booking by email or over the telephone. You can pay in sterling, Euro, or US dollar. As soon as we receive your non-refundable 20 percent deposit using one of our many payment methods available, we will contact you to confirm the booking and send you an information pack with details of how to let yourself into the property straight from the airport!

How does the security deposit work?

Your security deposit, paid at the time of booking, will be returned within 2 to 4 weeks of your return, subject to confirmation with the Management Company that the villa and its contents are in the same condition as on your arrival. Any damage, breakages, excessive use of utilities and/or leaving the villa in such condition that warrants extra cleaning will be made good from your security deposit along with an administration charge.

What do we need to bring?

Our holiday home is a luxurious air-conditioned villa, furnished and fully equipped to ensure that you have an enjoyable stay. Just bring the essentials: clothes, toiletries and some favourite toys for the children. The kitchen is fully equipped with all the modern appliances you'll need plus dishes, cookware, cutlery, coffee maker, blender, and toaster. It has a washer and dryer, ironing board, vacuum cleaner and hair dryers. We provide quality bedding, pillows and towels. We do ask that towels are not removed from the villa and if you intend to visit local water parks or beaches you will need your own beach towels. We supply guests with initial supplements of: paper towel, dishwasher tablets, trash bags and mini bars of soaps and a roll of toilet paper in each bathroom for your convenience. You will need to top up your own supplies during your stay.

What security is there?

The villa has a burglar alarm, a built-in smoke detector system plus a fire extinguisher.

How do we gain access?

The key lock box means that you have immediate access with no need to collect the keys after a long flight. Guests are given the code in the information pack provided - your villa is ready and waiting to welcome you.

Driving in Florida?

The use of a car is essential. If you've not driven in Florida before there are a few things to know. You are allowed (and expected) to turn right on red at most traffic lights if it is safe to do so. When traffic lights continuously flash yellow it is just a warning - you can proceed with caution. It is quite normal when highway driving to overtake vehicles on the inside which means that you can happily drive in any lane. Stop signs at junctions mean just that - you must always stop and then proceed if it is safe to do so. At four-way stop junctions everyone stops before proceeding then takes turn to move off across the junction. The rule is that cars leave the junction in the same order that they arrived. You must stop behind a school bus when children are disembarking even if you are in a different lane. Stick to the speed limits. Some automated tollbooths are unmanned so it is worthwhile keeping a few dollars worth of quarters in the car. Florida attracts some 60 million visitors per year. So many of the drivers are new to the area and drive with extra courtesy.

Florida Weather?

Florida is a holiday hotspot with year-round summer temperatures, hovering between mid '70s in winter and low '90s in summer. The days are hot, the nights are mild, the sea is warm, and how about a sunshine record of 361 days a year? Of course, the climate does include some cloudbursts, and when it rains, it rains! But the temperatures stay high and the tropical storms usually pass as quickly as they came. Florida is an all round year holiday destination.
